How to Pick the Right Flooring for Your Industrial Application

Choosing industrial flooring is a major investment. Save thousands of dollars and hours of time with this straightforward guide—your companion to an informed decision.

Look Beneath the Surface

Industrial flooring must endure extreme conditions: heavy machinery, constant traffic, and harsh chemicals. With costs up to $30 per square foot and significant downtime, getting it right is crucial.

Investment Range

Expect to pay between $1 and $30 per square foot for installation. Basic polished concrete is on the lower end, while specialty chemical-resistant or ESD floors are higher.

Downtime Concern

Installation can mean a shutdown of a few days to a full week (1 day prep, 1 day per coating layer). Businesses can lose up to $50,000 a day during this period.

Avoiding Failure

Don’t fall for “one-man-and-a-truck” contractors offering quick fixes that peel in months. Proper preparation is non-negotiable for longevity and performance.

Before You Start: Key Application Needs

Your selection depends on factors beyond cost. Define your unique needs to guarantee safety and compliance.

Exposure & Resistance

  • Chemical exposure (corrosion)
  • Extreme temperatures
  • Electrical charges (ESD flooring)

Usage & Durability

  • Heavy forklift or machinery weight
  • Constant foot and wheel traffic
  • Wear and tear resistance

Safety & Markings

  • Slip resistance (water, grease, oils)
  • Line striping/safety indicators
  • LEED certification readiness (Low VOC)

Assess Your Concrete & Prepare for Success

Do I Need a New Floor?

Full Replacement Required if: Visible deterioration (cracking, spalling, peeling) or concrete cap failure is evident. This indicates the floor is beyond repair, leading to safety or health compliance risks.
Recoat/Buff is Sufficient if: Only minor surface issues exist, such as scratches, lost gloss, or a dull appearance.

Moisture & Contamination Testing:

High moisture levels prevent coatings from adhering (leading to bubbling/peeling). Always perform a Relative Humidity (RH) test on new concrete, or a core test for old concrete exposed to oils/silicones.

Polished concrete is only an option if you do not deal with liquids, spills, or oils.

Floor Preparation Methods

Proper preparation ensures bonding, preventing costly failure (cracking, peeling, delamination).

1.

Shot-Blasting (Best)
Mechanically removes the top layer and contaminants (grease, oil, dirt). Best for industrial applications.

2.

Diamond Grinding
Used to smooth and level the surface; good for lighter prep or areas needing a smooth finish. Less effective at removing deep contaminants.

3.

Acid Etching (Traditional)
Applies acid to open concrete pores. An older, less effective method for heavy-duty industrial prep.

Epoxy only goes over existing flooring if the existing floor is *already* epoxy.

Matching Coating Durability to Traffic Level

The thickness and type of system must match the intended use to avoid premature failure.

Light Traffic

Foot traffic, hand-held pallet jacks, light manufacturing.
  • Grind-and-seal option.
  • Up to two coats of thin-mil epoxy.
  • Topped with a Urethane coat.

Medium Traffic

Moderate use, forklift traffic, light manufacturing.
  • Two-coat thin-mil epoxy system.
  • Sand broadcast layer added for improved impact resistance.

Heavy Traffic

Maximum durability, high-traffic industrial environment.
  • Epoxy Mortar or a 1/8-inch thick mortar coating system.
  • Resists impacts, chips, gouges, and extreme wear.

Coating Longevity

Epoxy Floor (5-10 Years)
Epoxy + Urethane Topcoat (10-15+ Years)
Urethane provides additional protection against UV, chemicals, and abrasion, significantly extending the floor’s lifespan.

Epoxy vs. Polyurea

Epoxy (Indoor Industrial Focus)
Excellent adhesion, durability, and chemical resistance. Slower cure time and less flexible.
Polyurea (Flexibility & Outdoor)
Highly flexible (better for temp fluctuations), cures faster, and more UV-resistant. Ideal for outdoor applications.
For sunlight exposure, choose a coating with an Aliphatic Urethane topcoat to avoid yellowing.
